You are probably here because one of these is true.

Your cleaners missed a night and nobody called to tell you.

A different crew shows up every week and you stopped learning names a while ago.

You are paying a national brand and getting a subcontractor you have never met.

The price went up on renewal and nobody had a conversation with you about it first.

Your staff stayed after close to wipe the rooms down, because the crew did not do it.

Your porter quit and the corridors have not been properly touched in two weeks.

Your current vendor cannot produce a current COI, so they cannot get on site.

You are opening a new location and need someone starting the week you do.

Cleaning has quietly become one more thing on your list to chase.

The buildings we take.

Professional offices — law, finance, insurance, general. Medical and dental suites. Apartment building common areas. Small flex and light commercial space. Up to about fifteen thousand square feet, in Howard County, Montgomery County, the Catonsville area and DC.

Clinics, med spas and medical suites — not hospitals. In apartment buildings we clean the common areas: lobbies, corridors, amenity spaces and back of house. Not units.

If your building is bigger than that, we will tell you honestly instead of taking it and stretching to cover it. You would rather hear that now than three months in.

Here is the actual list. Not "full range of services."

Every visit, in any building we clean

  • Trash and recycling throughout — bins emptied, liners replaced, without anything on a desk being moved
  • Paper recycling taken out separately. Shred bins and confidential waste we do not touch — that is your chain of custody, not ours
  • Restrooms cleaned and disinfected — toilets, urinals, sinks, mirrors, partitions, fixtures — floors mopped, paper and soap restocked from your supply
  • Break room and kitchen — counters, sink, tabletops, coffee station, appliance exteriors, inside the microwave
  • Reception and entrance — the first thing anyone walking in tomorrow morning sees
  • All carpet vacuumed, hard floors dust-mopped and damp-mopped
  • Glass — entry doors and interior glass at hand height, where the fingerprints actually are
  • High-touch surfaces — door handles, light switches, railings, elevator buttons
  • Lights off, doors checked, alarm set

In an office or professional suite

  • Desk-side bins and central bins emptied, liners replaced — the bin gets emptied without anything on the desk being moved
  • Conference rooms reset — table wiped, chairs pushed back in, ready for a nine o'clock meeting. Whiteboards are never erased
  • Reception and lobby, and the conference room glass at hand height
  • Private offices — trash, floors, surfaces. Papers stay where you left them

In a medical or dental suite

  • Exam rooms and operatories — counters, chair-side surfaces, cabinet fronts, sinks, floors
  • Reception and waiting room — chairs and chair arms, tables, check-in counter, entry glass at hand height
  • Patient restrooms — cleaned and disinfected, floors mopped, paper and soap restocked from your supply
  • Consult rooms and private offices — trash, floors, surfaces. Paperwork stays exactly where it is
  • High-touch surfaces — door handles, light switches, cabinet pulls, railings

In an apartment building — common areas

  • Lobby and entrances — glass at hand height, mats, seating, package area
  • Corridors and elevator lobbies — floors, walls at hand height, baseboards
  • Elevator cabs — panels, tracks, mirrors, floors
  • Stairwells and breezeways — swept, spot-mopped, rails wiped
  • Amenity spaces — clubhouse, fitness room, business center. Equipment wiped down, mirrors, floors
  • Trash and chute rooms — floors, chute doors, walls, deodorized
  • Package and mail room
  • Leasing office and common restrooms

Weekly and periodic

  • Detail dusting — sills, ledges, vents, baseboards, light fixtures, frames
  • High-touch surfaces gone over again in detail — door handles, switches, fob readers, elevator buttons, rails
  • Edge vacuuming along baseboards, and corner detail along corridors
  • Interior windows and glass within reach
  • Refrigerator interior, on a schedule you set rather than as a surprise
  • Garage-level entrances and stair landings
  • Pool restrooms and deck furniture, in season

What we disinfect with

Simple Green d Pro 5, EPA Registration No. 6836-140-56782. Restrooms, break rooms, trash rooms, amenity spaces and high-touch surfaces. It is a one-step disinfectant cleaner registered by the EPA for hospital and medical office use, and the registration number is on this page because you can look it up.

We hold the ten-minute dwell time the label calls for — the surface stays visibly wet. It is the step most often skipped in this trade, and it is the one that decides whether disinfecting happened at all.

What is not included

Floor stripping and waxing, and carpet extraction, are not part of a standard visit. We do take that work — it is quoted separately so it does not sit hidden inside your monthly price.

We do not touch desks. Papers stay where you left them, screens and keyboards do not get moved, drawers stay closed. Server and IT closets we do not enter unless you ask us to. If a room is locked when we arrive, it stays locked. If you want desks wiped, say so and we will — but the default is that we leave them alone.

In a medical or dental suite, where our work stops

Regulated medical waste, sharps and red-bag waste we do not handle. That stays with your licensed medical waste vendor, and it should.

We do not enter the sterilization area during a cycle. We do not touch instrument trays or clinical equipment.

We do not read, move or photograph a patient document. Charts stay where they are, screens do not get touched, drawers stay closed.

Between-patient turnover is your team's job — it has to be. What we do is the deep clean after the last patient leaves.

In an apartment building, where our work stops

Unit make-readies and turns we do not take — common areas only. Turns are lumpy, urgent work, and a crew that disappears into forty units is a crew that is not in your corridors. We would rather be the one thing you never have to think about.

Move-ins and move-outs are not ours either. We do not enter a resident's unit.

Valet trash from apartment doors is facility management rather than cleaning, and we do not do it.

Everything we do is interior. No snow, no landscaping, no exterior pressure washing.

The paperwork your vendor file needs.

  • Registered with RealPage Vendor Credentialing (formerly Compliance Depot)
  • Certificate of insurance naming your management company as additional insured
  • W-9 on request
  • General liability $1,000,000 per occurrence and $2,000,000 aggregate, a $1,000,000 umbrella, and workers compensation on every cleaner who enters the property

The same people, every visit. You will know their names.

Higeniks is not a franchise. There is no local owner you never meet, and no pool of subcontractors rotating through your building.

The people who clean your building are family, and they work for Higeniks directly — on payroll, covered by workers compensation — not 1099 contractors picked up for the week. They are assigned to your building, and they stay assigned to it. When you ask who is in your building at eight at night, the answer does not change month to month.

We walk every building, suite and property before we quote it, and the owner prices every job himself. There is no ticket queue.

Access.

You decide how we get in — key, fob, lockbox or code. Who holds what is written down. If that ever changes, you hear it from us first.

Your things.

We are in your building after your staff leaves, around your files and your screens. We do not read, move or photograph anything on a desk. That is not a policy laminated on a wall somewhere — it is a small crew, in the same building every week, told the rule by the person whose name is on the company.

What happens when we miss something.

A written scope for your building. Room by room, in writing, before we start. Something you can hold the work against.

The owner signs off on every job himself — he runs Higeniks, he does not just own it. The person answerable for the work is the person you signed with, not a regional manager you have never met.

If we miss something, tell us and we re-clean it on the next visit at no charge. If it cannot wait, say so and we come back.

The price does not change on its own. No automatic renewal increase. If something needs to change, we talk about it first.

You do not have to fire anyone to get a price.

  • The walkthrough. Usually in the evening, after your staff has gone. About twenty minutes, with one of us.
  • You keep your current cleaner while you decide. Nothing to cancel to get a quote.
  • No gap. We start the night after their last night. You never have a morning where nobody came.
  • Keys. Handed over on your terms and logged in writing.
  • Notice periods. If you are inside a contract, tell us the end date and we work to it.

What happens after you get in touch.

  1. 1

    We call you back.

A few questions about the building — how big it is, how often you need it, and what you have in place now. Five minutes.

  2. 2

    We walk the building.

Not a salesperson, not an estimator sent out from a regional office — someone who will be in the building doing the work. About twenty minutes, at a time that works around your business hours.

  3. 3

You get a price for your building.

The owner prices it himself, based on what we actually stood in, not a square-foot table applied to your address.

  4. 4

If you go ahead, we start the night after your current cleaner's last night.

No gap, no morning where nobody came.

Questions people ask before they call.

Who actually cleans my building?

The same cleaners every visit. They are family, on payroll with workers compensation, not contractors, and they are assigned to your building rather than sent wherever there is a gap that night. The owner knows every person who works here — he hired them himself.

What if we are not happy with a night?

Tell us and we re-clean it on the next visit at no charge. If it cannot wait, say so and we come back. You are telling the owner directly, not a call center.

How do you get into the building after hours?

However you want us to — key, fob, lockbox or code. Who holds what is written down, and if that changes you hear it from us first.

Are you insured?

Yes. General liability at $1,000,000 per occurrence and $2,000,000 aggregate, a $1,000,000 umbrella, and workers compensation on every cleaner. Certificate available on request.

Can you start before our current cleaner's notice period is up?

Yes. Tell us the end date and we start the night after their last night, so there is no morning where nobody came.

What kinds of buildings do you clean?

Professional offices, medical and dental suites, apartment building common areas, and small flex and light commercial space. Up to about fifteen thousand square feet, in Howard County, Montgomery County, the Catonsville area and DC.

Is there a minimum size?

Not a square-footage one. Frequency matters more than size — a small suite cleaned four or five nights a week works better for both of us than a large one cleaned twice a month.

Tell us the building and how often you need it, and we will tell you straight whether we are the right fit. If we are not, you will hear it on the phone, not after we have taken up an evening of yours walking through.

Is this janitorial service?

Yes. Recurring janitorial work for small and mid-size buildings — evenings after your staff leaves, or a day porter during business hours.

Do you clean during the day or after hours?

Most of our work is evening, after your staff leaves — in a practice, after the last patient has gone, and in an apartment building, after the leasing office closes.

Day porter work during business hours is available too, up to five days a week: restrooms, the waiting room or lobby, and high-touch surfaces between the morning and afternoon block. Evenings, days, or both — tell us what the building needs and we will price it that way.

Do you take one-time jobs, or only recurring?

Both. Recurring is what we build the business around, and it is where the price works out best for you. One-time work we take as well, quoted on its own.

What about floors that need stripping and waxing?

We take that work, quoted separately from your monthly price so it is not buried in it.

Do you handle sharps or biohazard waste?

No. Regulated medical waste, sharps and red-bag waste stay with your licensed medical waste vendor. That is the right answer rather than a limitation — handling it is a licensed activity, and you do not want your cleaning contractor improvising around it.

What do you disinfect with?

Simple Green d Pro 5, EPA Registration No. 6836-140-56782. It is a one-step disinfectant cleaner registered by the EPA for hospital and medical office use. We hold the ten-minute dwell time the label calls for — the surface stays visibly wet. The registration number is on this page because you can look it up.

Do you clean the operatories and exam rooms, or only the common areas?

The rooms as well. Counters, chair-side surfaces, cabinet fronts, sinks and floors. We do not touch instrument trays or clinical equipment, and we do not enter the sterilization area during a cycle. Between-patient turnover stays with your team — it has to.

What do your cleaners know about patient records and screens?

That they do not read, move or photograph anything. Charts stay where they are, screens do not get touched, drawers stay closed. It is a small crew, in the same suite every week, told the rule by the person whose name is on the company — not a laminated policy handed to whoever was free that night.

Do you do unit turns or make-readies?

No. Common areas only. Turns are urgent, lumpy work, and a crew that disappears into forty units is a crew that is not in your corridors that week. We would rather be the part of the property you never have to think about.

Will you provide a COI naming us as additional insured?

Yes. General liability at $1,000,000 per occurrence and $2,000,000 aggregate, a $1,000,000 umbrella, and workers compensation on every cleaner who sets foot on the property.

Are you registered with RealPage or Compliance Depot?

Yes — RealPage Vendor Credentialing, which is the same system Compliance Depot became after RealPage acquired it. If your vendor file runs through that portal, we are already in it.

Who covers weekends and holidays?

Whatever the schedule says. If you need Saturday coverage on the amenity floor, that goes in the written scope before we start rather than being negotiated the first time it comes up.

Do you work as a subcontractor for other cleaning or facility management companies?

Yes. If you are covering a building and need a crew on the ground in Howard or Montgomery County, call and we will talk.

Do you work in DC?

Yes — smaller professional and medical suites. Howard County, Montgomery County, the Catonsville area and DC.

Tell us about your building.

We walk it at a time that works around your business hours, and the owner prices it himself.
